vs. resale in Florida.

The comparison people make is price per square foot. The comparison that matters in Florida is total monthly cost, and insurance is doing more of the work in that number than it used to.

The insurance variable

Roof age and construction standards drive a large share of Florida homeowners insurance pricing. A new home starts with a new roof and current wind-mitigation construction, which is why quotes on new builds frequently come in materially below quotes on comparable older homes with aging roofs.

Get actual quotes on both before you decide. The spread is community-specific and carrier-specific, and it can be large enough to reverse the apparent price advantage of a resale home.

The assessment variable

Established neighborhoods generally have no CDD, because their infrastructure was paid for decades ago. Many new Central Florida communities do, at $100 to $300 or more a month. Comparing a new build to a resale without putting that line in the spreadsheet produces a wrong answer.

The exception is worth knowing: some new communities — Silverleaf Oaks and Parkview at Hamlin among them as of September 2026 — carry no CDD, which removes the biggest structural cost disadvantage new construction has against resale.

What each one is actually good at

New construction gives you warranty coverage, current code, energy performance, and a home nobody has lived in. It costs you time, a lot premium you cannot see the value of yet, and a neighborhood that is still being built around you.

Resale gives you a mature street, established landscaping, a known school assignment, immediate occupancy and a seller who can be negotiated with on price. It costs you deferred maintenance you inherit and systems with an age. Both are reasonable answers; they are answers to different questions.

The registration trap

Text me the community before you visit or register — most builders only honor free buyer representation if your agent is registered on your first visit.

If new construction is on your list at all, get registered before your first model visit. It costs nothing and it preserves the option.

Questions buyers ask

Is new construction cheaper than resale in Central Florida?

Rarely on price per square foot, and not reliably on monthly cost either — it depends on the CDD, the HOA and the insurance quote. Run all four numbers on the specific homes you are choosing between. Base price alone answers nothing.

How does Florida insurance affect the comparison?

New homes benefit from new roofs and current wind-mitigation construction, which carriers price favorably. On an older home, roof age can dominate the quote. Get real quotes on both candidates before you decide; the difference is frequently larger than buyers expect.

Can I negotiate price on a new build like I can on a resale?

Not usually. Builders protect recorded comps and give value through incentives, rate buydowns and credits instead. Resale sellers negotiate on price directly. The negotiation is real in both cases; the currency is different.

What about warranty?

New homes carry builder warranties — commonly a limited one-year workmanship period with longer structural coverage, varying by builder — and manufacturer warranties on systems. A resale home carries none of that unless a home warranty is purchased. Read the actual warranty document; the coverage is narrower than most buyers assume.
