Silverleaf Oaks is Pulte's answer to the Hamlin district: 766 homes across three series — townhomes, bungalows on 34-foot lots, and Classic Series single-family homes on 50-foot lots with full design studio access. Published pricing starts around $434,990, which is at the affordable end of what Horizon West offers new.

The financial headline is that there is no CDD. Pulte markets the community on that point, and it holds up: your recurring cost is HOA plus standard property taxes, with reported dues around $147 a month. Against a neighboring community carrying a CDD, the same monthly payment buys you meaningfully more house here.

The tradeoffs are lot size and amenity scale. Thirty-four-foot bungalow lots are compact, the amenity program is a resort-style pool, cabana, playground, trails and dog park rather than a multi-clubhouse operation, and the Classic Series is where the design studio budget can escape you. Buy the structure from Pulte and take the finishes elsewhere.
