The honest read

Sunbridge is a decades-long build, and buying here means buying a position in it. Tavistock — the developer behind Lake Nona — assembled roughly 24,000 acres across Osceola and Orange counties, permitted for up to 30,000 residential units. Two neighborhoods are open today, both on the Osceola side: Weslyn Park, opened in 2022 with roughly 1,000 homes delivered and an average closing price the developer places in the $620,000 range, and Del Webb Sunbridge for buyers 55 and older.

What exists now is real infrastructure: fiber, EV charging, trail connectivity, and a Publix that opened December 2024 at Narcoossee Road and Cyrils Drive, at the entrance. What does not exist yet is The Watershed, Weslyn Park's main amenity hub — the clubhouse and resort-style pool are scheduled for summer 2027, the restaurant and bar for Q4 2027 per the developer's February 2026 update. Buy on today's community and treat 2027 as upside.

The expansion is what changes the calculus. Eight builders have now committed capital across both counties, and Toll Brothers and Pulte jointly paid $19.5 million in late 2025 for a 436-lot subdivision in the Orange County portion, with horizontal work expected to begin late 2026 and vertical construction late 2027. More supply coming is good for negotiating today and worth thinking about before you pay a premium for a lot type the next phase will replicate.

Toll Brothers and Pulte bought a 436-lot subdivision in the Orange County portion in late 2025, with horizontal development expected to begin late 2026 and vertical construction late 2027. If your timeline is two years out, that is a genuine option. If it is this year, the more useful point is that known future supply is leverage in today's negotiation.
