The corridor has real elevation, which is rare in Central Florida and does actual work: lot views and drainage both benefit. That is part of why buyers choose Minneola and Clermont over flatter parts of the metro.

Two things to verify rather than assume. First the CDD, because districts developing rapidly around new highway infrastructure are commonly bond-financed and the assessment is set per parcel — at Del Webb Minneola it varies by lot size, so two buyers in the same community carry different infrastructure debt.
