Horizon West is organised as villages rather than as one subdivision, which is why two communities a mile apart can carry very different fee structures. Ovation alone contains several builders' neighbourhoods sharing a location and, in parts, amenity access — which is exactly the condition that lets a buyer cross-shop four sales offices in an afternoon.
Assessments are the corridor's defining financial feature. HOA dues across the communities we track commonly run $150 to $350 a month, and where a Community Development District applies the annual assessment commonly adds roughly $1,500 to $3,000 on the property tax bill. That is not a rounding error against a base price — it is the difference between two homes that looked identically priced.
Not every Horizon West community carries a CDD. Parkview at Hamlin and Silverleaf Oaks are documented as no-CDD; Waterleigh is documented as CDD-applies. That single line item is the fastest way to separate two otherwise comparable communities, and it is verifiable on the Orange County roll before you write anything.

What is Ovation in Horizon West?
Ovation is a master plan containing several separate builder communities, including Lake Star, Westhaven, Harvest, Serenade and Northlake. They share a location and, in parts, amenity access, but carry different builders, included-features lists and pricing.
